What sellers should know before using an online estimate to choose a listing price
Thinking about selling your South Florida home?
Before you contact a real estate professional, schedule repairs or begin preparing the property for the market, there is a good chance you will do what many homeowners do first: type your address into Google and check what Zillow says your home is worth.
Within seconds, you are given a Zestimate.
That number can quickly become anchored in your mind. You may begin estimating your equity, calculating potential proceeds or deciding what you would be willing to accept if you sold.
The problem is not checking Zillow.
The problem is treating an automated estimate as though it were a property specific valuation.
According to Zillow’s Zestimate accuracy page, the nationwide median error rate is 7.21% for off market homes. On a $750,000 home, that represents more than $54,000. Because 7.21% is the median error rate, half of off market Zestimates have a larger percentage error.
That does not mean every Zestimate is wrong or that Zillow is not a useful resource. It means the number should be viewed as a starting point, not the foundation of your pricing strategy.

What Does Zillow’s 7.21% Error Rate Actually Mean?
The 7.21% figure is Zillow’s nationwide median error rate for homes that are not currently listed for sale.
In simple terms, half of the off market Zestimates measured by Zillow fall within 7.21% of the eventual sale price, while half are farther off. The estimate may also be too high or too low.
Here is what that percentage can represent in actual dollars:
| Home value | Potential difference |
|---|---|
| $500,000 | $36,050 |
| $750,000 | $54,075 |
| $1,000,000 | $72,100 |
These figures are not predictions about any individual property. They demonstrate why even a seemingly modest percentage can matter when you are making decisions involving one of your largest financial assets.
Zillow also reports that its estimates tend to be more accurate after a home is listed for sale. Once a property enters the market, the algorithm may gain access to the listing price, updated property information and recent market activity.
For an off market property, some of that information may be outdated, incomplete or unavailable.
Zillow Can See the Data. It Cannot Always See the Home.
An automated valuation can review a tremendous amount of information quickly. It may know your home’s recorded square footage, bedroom and bathroom counts, lot size, previous sale price and nearby public sales.
What it may not fully understand is what the home looks and feels like today.
Has the kitchen been completely redesigned, or was it only cosmetically updated?
Are the bathrooms recently renovated, or are they still in their original condition?
How old is the roof?
Does the property have impact windows and doors?
Were the plumbing, electrical system or air conditioning recently replaced?
Does the home sit on a quiet interior street or back up to a busy road?
Does a waterfront property offer direct ocean access, usable dockage or bridge restrictions?
Two homes can appear almost identical in public records and feel completely different when a buyer walks through the front door. Those differences can have a significant effect on market value.

Three South Florida Cities That Show Why Local Context Matters
South Florida is not one uniform real estate market. Values can change dramatically from one neighborhood, street or property type to another.
Davie, Fort Lauderdale and Hollywood are three excellent examples. Each city offers a wide range of homes and communities that can be difficult to compare using public information alone.
Davie
Davie includes traditional suburban communities, gated neighborhoods, custom homes, equestrian properties and homes situated on large lots or acreage.
Two Davie homes may have similar square footage and bedroom counts, but one may sit on a standard residential lot while another offers an acre of land, additional privacy, equestrian features or extensive outdoor improvements.
The value of acreage can also depend on how usable the land is, where the property is located and what type of buyer it appeals to. When a property is unique, the nearest sale with similar square footage may not be the most appropriate comparison.
An algorithm may recognize the size of the home and lot. It may have more difficulty measuring how local buyers value the setting, condition and individual features of the property.

Fort Lauderdale
Fort Lauderdale includes waterfront estates, traditional single family neighborhoods, townhomes, condominiums, new construction and older homes requiring substantial updates.
Even among waterfront properties, values can vary significantly. One home may offer unrestricted ocean access, while another may have fixed bridge limitations. Canal width, dockage, views and proximity to the Intracoastal can all influence buyer demand.
Simply identifying a property as waterfront does not tell the full story.
Condominiums present another challenge. Two units with similar square footage may have different values based on floor level, views, renovations, building condition, reserves, assessments and amenities.

Hollywood
Hollywood offers everything from waterfront homes and beachside condominiums to historic properties, larger suburban homes and neighborhoods with very different architecture and lot sizes.
A home in Hollywood Lakes may require a different valuation approach from a similarly sized property in Hollywood Hills. The same applies when comparing east and west Hollywood or waterfront and non waterfront homes.
Renovation quality, roof age, hurricane protection, pool condition, lot size and immediate surroundings can all influence what buyers are willing to pay.
Public records may make two Hollywood properties appear similar. Their actual condition, location and buyer appeal may tell a very different story.

The Real Risk Is Not the Zestimate. It Is Pricing Around It.
A Zestimate does not determine what your home must be listed for. The risk begins when an automated estimate shapes your expectations before the property and current market have been properly evaluated.
If an inflated estimate leads you to overprice your home, you can miss the strongest period of buyer attention, sit on the market longer and potentially go through one or several price reductions. As the days on market add up and the price continues to drop, buyers may begin to wonder whether something is wrong with the property.
A new listing often receives its greatest attention when it first enters the market. Buyers who have been monitoring the neighborhood will notice it, local agents will send it to their clients and the home will appear as new across the major real estate websites.
When a property enters the market at a price buyers do not support, it may receive fewer showings and less urgency. Reducing the price later does not always recreate the initial excitement surrounding a new listing.
Price reductions can eventually bring a home into the correct range, but by then buyers may be focused on the days on market, the pricing history and why the property has not already sold.
The right listing price is not necessarily the highest number presented to the homeowner. It is the price that reflects the property, the competition and what the current market can support.

Can a Zestimate Also Be Too Low?
Yes.
An automated estimate may not recognize recent renovations, hurricane protection, superior condition or valuable outdoor improvements.
A low Zestimate can cause a homeowner to underestimate the equity available in the property, delay a potential move or assume that selling would not provide the financial outcome they need.
The issue is not simply whether the Zestimate is high or low. It is relying on the number without understanding the information behind it and the property details it may be missing.
What Can a Professional Market Analysis See That an Algorithm May Miss?
A professional comparative market analysis evaluates more than a group of nearby sales.
It considers the home’s actual condition, renovation quality, lot, location, views, waterfront characteristics and immediate surroundings. It also evaluates recent comparable sales, current competing listings, pending activity when available and what buyers are responding to in the current market.
Most importantly, an experienced local real estate professional can determine which properties are genuinely comparable and which ones only appear similar on paper.
A market analysis is not valuable because it automatically produces a higher number than Zillow. It is valuable because it provides context and explains the evidence behind the value.
No Realtor, appraiser or algorithm can guarantee the exact price a home will eventually sell for. However, a property specific analysis can give homeowners a clearer and more informed starting point than an automated estimate alone.
Should You Use a Zestimate to Price Your South Florida Home?
A Zestimate can be one reference point, but your listing price should be based on the property, the most relevant comparable sales, current competition and local buyer demand.
A strong pricing strategy should answer several important questions:
Which recent sales are actually comparable to your home?
How does your property compare with the homes currently available to buyers?
Which improvements or features may justify a premium?
Are there condition issues buyers may factor into their offers?
What price range is most likely to create meaningful attention and activity?
The goal is not simply to place a home on the market. It is to position the property in a way that attracts buyers, supports its value and gives the seller the strongest opportunity for a successful result.
